Terms of Service

These terms apply when you book or use services from ZM Studio (Zosim Margaritov trading as ZM Studio, 37 Huxley Road, London, N18 1NW), including property photography, floor plans, 360° virtual tours and video (“the Services”). By booking, you agree to them. How we handle personal data is covered in our Privacy Policy.

Bookings and prices

• Prices are fixed per property and shown at the time of booking. Prices include VAT only where stated.
• A booking is confirmed when we confirm the date and time with you, or when you complete an online booking.
• We may charge a travel fee outside our usual North London areas. We will tell you before you book.
• Pricing on this website is for guidance; the price shown in the booking form or quote at the time you book is the price you pay.

Access and preparation

• You are responsible for arranging safe access to the property at the agreed time, including keys, alarms and any tenant or occupier consent.
• Please have the property clean, tidy and ready to photograph. We may need to move small items to get the best result, and we will take reasonable care when doing so.
• If we cannot access the property within a reasonable time of the appointment, or it is not ready, we may treat the booking as cancelled late.
• If you ask us to collect keys from your agency branch, we will take reasonable care of them and return them as agreed.

Cancelling and rescheduling

You can cancel or reschedule free of charge with at least 24 hours' notice, through your portal dashboard or by WhatsApp. Later cancellations, or no access on the day, may be charged in full or in part, at our discretion, to cover the time and travel reserved for you. If we have to cancel or reschedule (for example through illness or severe weather), we will offer a new date or a full refund of anything you have paid for that booking.

Delivery

We aim to deliver all products the same day or the next day after the shoot. This is a target, not a guarantee, and we will tell you if anything is likely to take longer. Finished media is delivered through your private client portal and kept there so you can download it again later.

Payment

• Individuals and vendors pay by card online, usually before the shoot.
• Agencies on an account are invoiced as agreed (for example monthly, with payment due within the stated terms).
• If an invoice is not paid on time, we may pause new bookings for that account until it is.

Quality and re-edits

We aim to deliver work to a high standard. If something is wrong with the finished media, such as a missed room or an editing error, tell us within 7 days of delivery and we will correct it at no charge. We will not usually refund work that was delivered as booked, but we will always try to put things right.

Ownership and how you can use the media

• We own the copyright in the photographs, floor plans, tours and video we create.
• Once the booking is paid for, you have a licence to use the media to market and sell or let that property, on your website, portals such as Rightmove and Zoopla, social media and in print.
• You may not resell the media, or use it for other properties or unrelated purposes, without our written agreement.
• We may use the finished media in our own portfolio and marketing. We will not show the full address or any occupier details, and we will remove the work on reasonable request.
• Floor plans are for marketing and are measured to a reasonable standard. They are not a survey and should not be relied on for legal or valuation purposes.

Our responsibility

We will provide the Services with reasonable skill and care. We do not exclude liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded. Otherwise, our total liability to you for any booking is limited to the amount you paid for it, and we are not liable for indirect losses such as lost sales or lettings. Nothing in these terms affects your statutory rights as a consumer.

Using this website and the booking assistant

The content on this site is provided for general information. Our AI booking assistant can make mistakes, so please check prices, dates and details in your booking confirmation. Please do not misuse the site, attempt to disrupt it, or use automated tools to scrape it.

Changes to these terms

We may update these terms from time to time. The version in force when you book is the one that applies to that booking.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
